Single / Double storey Extensions

Below, we have provided a brief introductory guide to both single- and double-storey extensions. This provides a starting point which one of our building contractors can develop with you during an initial consultation in the comfort of your own home

Single storey extensions

These simply extend the existing ground floor further out into the land surrounding the property. With one wall adjoining the original structure, we place the new space at the side or rear of the home, or a combination of both. Common uses for single-storey extensions include larger kitchens, dining areas, bigger or second living rooms, home offices or an additional bedroom.

Unsurprisingly, single-storey extensions have a smaller construction cost when compared with double-storey alternatives. With less materials and labour combined with a shorter construction time, single-storey additions make the ideal solution for those on a smaller budget. Like any reputable building contractor, we can factor in the possibility of further extension in the future by laying foundations capable of supporting two floors.

Single-storey extensions generally represent a more straightforward process. They are more likely to qualify for Permitted Development and less likely to require a new boiler, cause access problems or annoy neighbours.

Double storey extensions

These are much larger structures which require a more substantial investment and a longer timescale for completion. They work on the same principle as single-storey extensions in that they create new living space adjoining the current home, albeit upstairs and down. With two new floors, property owners have a much wider scope for improvement. The upper room usually takes the form of a new bedroom, although bathrooms also remain popular. For those looking to increase resale value, a double bedroom with en suite facilities makes the best combination.

Double-storey extensions place additional demands on boilers and in some cases, existing boilers may not be able to cope with this and could need replacing. Double-storey house extensions have less chance of falling under Permitted Development requirements when compared with single-storey structures, meaning they often need planning approval.
